Every vacant day costs money. Here's how Corpus Christi landlords and property managers clear a unit fast after a tenant leaves — and what usually slows it down.
When a unit turns over, the cleanout isn't the expensive part — the empty weeks are. Every day the place sits full of somebody else's furniture is a day it isn't earning and isn't being shown. That's why the landlords and property managers we work with treat debris removal as the first task, not the last one after the repairs are scheduled.
The order matters more than people expect. If your cleanout crew shows up before the dumpster does, they stack everything in the yard or the garage, and then somebody pays to move it a second time. Have the container in place the morning the work starts and everything goes from the unit straight into the box, once.
Left-behind furniture and mattresses, carpet and pad, curtains and blinds, a refrigerator's worth of contents, and whatever's in the closets and the garage. Damaged drywall and cabinetry if there's repair work. For a standard unit the 15-yard at $425 usually covers it — about 5–6 pickup-truck loads. For a larger home, a heavy leave-behind, or a cleanout plus renovation debris, go 20-yard at $475.
Two things come up constantly on these jobs. Refrigerators and window AC units need their refrigerant properly removed before they can go in the container. And garages in rentals tend to hide paint, chemicals, and tires, none of which can go in. Set those aside as you find them rather than discovering them when the load is nearly done.
A lot of our repeat business is exactly this work — property managers, landlords, and folks handling distressed properties who need a container at short notice and don't want a negotiation every time. Once we know how you operate, booking becomes a text message. Flat pricing, no fuel surcharge, no hidden fees, same rates every time.
We can usually get a container out same or next day when we can, across Corpus Christi, Calallen, Portland, Robstown, Ingleside, Aransas Pass, Flour Bluff, Annaville and Gregory. Finish the unit early, call for pickup, and we'll put a $25 credit toward the next one — which, if you're turning units regularly, adds up over a year.
